Insurance repairs

Building repairs that keep your claim moving

An insurance claim is stressful enough without chasing four different trades. After a storm, burst pipe, fire or impact, most properties need a mix of work: roofing, carpentry, plasterboard, painting, flooring, waterproofing and electrical. Coordinating that through an insurer and an assessor is where claims stall.

Excel Building and Power is a Sydney multi-trade contractor that handles insurance building work from start to finish. We make the property safe, document the damage, prepare a detailed scope, quote it in a format your insurer can approve, then carry out every trade under one contract. The building and the electrical are done by the same team, so nothing waits on someone else.

We work directly for homeowners, landlords and strata managers who want their own builder, and we take work orders from insurers, loss assessors and claims builders.

One team from the make safe to the final handover.
  • Make safe on the night to stop further damage
  • Damage report with photos, cause and extent
  • Scope of works covering every trade
  • Itemised quote for insurer approval
  • Reinstatement of building and electrical
  • Compliance paperwork and completion photos
How it works

The insurance repair process, step by step

Every insurer runs claims slightly differently, but the building side almost always follows the same path. Here's what to expect when we handle your repairs:

Make safe

Tarping, propping, boarding and electrical isolation to stop further damage.

Lodge claim

You notify your insurer and get a claim number. We provide make safe photos and invoice.

Assess

We inspect, find the cause and record the full extent of damage, including hidden damage.

Scope & quote

A detailed scope and itemised quote for insurer or assessor approval.

Repair

Once approved, all trades are scheduled together to minimise disruption.

Handover

Completion photos, compliance certificates and final sign-off.

What we repair

Insurance damage we reinstate

Storm & hail damage

Roofs, gutters, skylights, ceilings, windows, façades and fences.

Water damage

Burst pipes, roof leaks and failed waterproofing: ceilings, walls, floors and joinery.

Fire & smoke damage

Structural repairs, framing, linings and electrical reinstatement.

Impact damage

Vehicles, fallen trees and falling objects through walls, roofs and structures.

Malicious damage

Break-ins and vandalism: doors, windows, locks and finishes.

Electrical damage

Storm-affected switchboards, wiring, fittings, service lines and metering.

Most claims involve several of these. Because we cover roofing, carpentry, plastering, waterproofing and electrical in-house, one scope covers the whole job.

For insurers & assessors

Reporting built for claims teams

We know what claims teams need to approve work quickly: clear cause-of-loss information, photos that show the damage in context, and quotes broken down so each item can be checked against the policy.

We accept make safe and repair work orders across Greater Sydney and keep the insured informed throughout, so your team gets fewer calls.

  • Prompt contact with the insured after a work order
  • Time-stamped photos of damage, make safe and completion
  • Cause and extent clearly described in the report
  • Itemised scopes and quotes by trade and area
  • Variations documented with photos when hidden damage is found
  • Compliance certificates for electrical work on completion
  • One contractor for building and electrical reinstatement

Your options

Can I use my own builder?

Many home and strata policies give you a choice: let the insurer appoint a panel builder, nominate your own builder, or accept a cash settlement and manage repairs yourself. The options depend on your policy wording and the insurer, so always ask.

If you want us to handle your repairs, we'll inspect the damage and prepare a scope and quote you can submit to your insurer. If you've taken a cash settlement, we can quote against the insurer's scope so you can see whether the settlement covers the work.

This page is general information, not advice about your policy. Check your policy wording or speak to your insurer about the options available on your claim.

Tips for a smoother claim

  1. Make it safe firstInsurers expect reasonable steps to prevent further damage.
  2. Photograph everythingBefore anything is moved or thrown out.
  3. Keep damaged itemsUntil the insurer says you can dispose of them.
  4. Keep every invoiceMake safe, temporary accommodation and emergency costs.
  5. Ask about hidden damageWet framing and wiring often appear once linings come off.
Strata

Strata insurance repairs

When damage affects common property, the owners corporation's strata insurance usually responds, and the strata manager coordinates the claim. These jobs need extra care: access to multiple lots, communication with residents, and reports the committee can understand. We provide make safe, scopes, quotes and repairs for strata claims across Sydney. See strata building maintenance.

FAQs

Insurance repair questions

Can I choose my own builder for an insurance claim?
Many policies let you choose your own builder or accept a cash settlement instead of using the insurer's panel builder. Check your policy wording and ask your insurer what options apply to your claim.
Do you work with insurers and loss assessors?
Yes. We accept work orders from insurers, assessors, claims builders and strata managers, and provide photo reports, scopes and itemised quotes in the format they need.
What does an insurance repair scope include?
A scope describes the cause and extent of damage and every item of work needed to reinstate the property, including demolition, building, electrical, finishes and any compliance documentation.
How long do insurance building repairs take?
It depends on the size of the damage, how long assessment and approval take, drying time and material availability. Small repairs can be finished within days of approval; larger reinstatements take weeks.
Do I have to pay the excess?
Your excess is set by your policy and is usually payable to the insurer or deducted from the settlement. We can explain how it applies once your claim is approved.
Can you repair the electrical damage too?
Yes. Our licensed electricians repair water, storm and fire-affected wiring and switchboards and issue compliance certificates, and our Grade A Level 2 team handles damaged service lines and metering.
What if the assessor missed some damage?
Hidden damage often appears once work starts. We document it with photos and a variation request so it can be reviewed and approved by the insurer.
Do you handle strata insurance claims?
Yes. We work with strata managers and strata insurers on common property damage, coordinating access with residents and reporting to the committee.
Is the make safe part of the claim?
Reasonable make safe costs after an insured event are often covered. Confirm with your insurer and keep our make safe report and invoice.
Which areas do you cover?
All of Greater Sydney, from the Northern Beaches to the Sutherland Shire and west to Penrith and the Hawkesbury.
