Electrical work done once, done right
Most electrical problems start small: a breaker that trips now and then, a flickering light, a power point that's warm to touch. Left alone, they become outages, damaged appliances and genuine safety risks. Our licensed electricians find the cause, fix it properly and leave the installation safer than they found it.
Excel Building and Power is different from a typical electrical contractor in two ways. First, we're also builders, so electrical work that involves opening walls, ceilings or floors is repaired and made good by the same team. Second, our electrical division holds Grade A Level 2 ASP accreditation with Ausgrid and Endeavour Energy, so we can work on the service line, mains and metering that most electricians can't touch.

Warning signs you need an electrician
Call a licensed electrician if you notice any of these:
- Frequent tripping of a safety switch or circuit breaker
- Burning smell or discolouration around power points, switches or the switchboard
- Warm or buzzing outlets, switches or light fittings
- Flickering or dimming lights when appliances start
- Mild shocks or tingles when touching appliances, taps or switches
- Old ceramic fuses or no safety switches on your switchboard
- Water anywhere near wiring, fittings or the switchboard
Switchboard upgrades
Many older Sydney homes still run on switchboards designed for a fraction of today's electrical load, often with rewireable ceramic fuses and little or no safety switch protection. A modern switchboard gives you circuit breakers that trip reliably, RCD protection against electric shock, and room for new circuits.
When to upgrade
- You still have ceramic fuses
- There are no safety switches, or only one protecting a few circuits
- The board is full and you're adding air conditioning, an induction cooktop, solar or an EV charger
- There are scorch marks, a burning smell or heat at the board
- The board is asbestos-backed or physically damaged
Where a switchboard upgrade also involves the meter panel, mains or network-side equipment, our Level 2 team handles that part too, so there's no second contractor to wait for.
Level 2 network work
Standard electricians work on your side of the meter. Anything on the network side (the overhead service line or underground mains from the street, the point of attachment, the meter itself and private poles) has to be done by an Accredited Service Provider. Our electrical division holds Grade A Level 2 accreditation with Ausgrid and Endeavour Energy, covering all four classes of Level 2 work.
See Level 2 electrical services for details.
Strata and commercial electrical
We look after common property electrical for strata managers and owners corporations: common area and car park lighting, main switchboards, metering, fault finding and electrical defects. For commercial clients we handle fit-out electrical, maintenance and repairs. Building and electrical work across a property can be managed under one contract. See strata maintenance.
Storm and water-damaged electrics
Water through a roof or from a burst pipe often runs straight into light fittings, wall cavities and switchboards. Our electricians isolate affected circuits, test insulation and fittings, restore power to safe areas and repair or replace damaged components. For insurance claims we document the damage and repairs. See make safe and insurance repairs.

What affects the cost
| Factor | Why it matters |
|---|---|
| Type of work | Fault finding is time-based; installations are usually quoted as a fixed price. |
| Access | Ceiling space, subfloor height, two-storey runs and concrete slabs affect labour. |
| Materials | Switchboard size, RCD count, fittings and cable quantities. |
| Condition of existing wiring | Older wiring may need replacing to meet current standards. |
| Network work | Level 2 work involves applications and notifications with the network. |
| Time of call-out | After-hours emergencies cost more than booked work. |
